Last year I was looking for a realtor who gives cash back. I talked with a few, but Chris gave me the highest cash back on 2012 ready-to-build home. Initially I thought, since I was getting the highest cash back in DFW area, that I wouldn't get otherwise, so I should not expect much from Chris. He proved me wrong over the period of time. We worked together from June'12 - Dec'12.
This can be a long review, so I will summarize the help provided by Chris:
1) Plot selection – I provided a candidate list of plots that we thought was good for us then Chris visited the community and made his recommendation for best value.
2) Floor plan selection – helped me understand the value of all floor plans / elevation.
3) Negotiation – negotiated extra $13.5K towards free upgrades – this got me a free media room…
4) Design center visit – helped with almost every aspect of design center and today my home look just awesome – thanks Chris!
5) Pre-construction meeting – helped with optional upgrades
6) Time to time check in with builder and me – there was a time when I was almost close to break the contract due non-compliance, but Chris helped me to further negotiate with builder.
7) Pre-close inspection – he did a great job of finding issues in my newly built home
8) Closing – explained me every aspect of closing process and about my loan.
He is also a great person to work with, even if he had an accident he showed up in my pre-close inspection. In these 7 months of time, we developed a friendship like relation, and shared likes and dislikes that Chris turned into a great home buying experience for me.
If you are a first time home buyer, you can learn a bunch of things about home. I am a B2B salesman and negotiate the complex and long-term enterprise sales, but when I looked at Chris's negotiation skills I was amazed. I will recommend Chris Mickle of 1% Realty without giving a second thought. I will hire him again when I am back in the market.
